Appraisal Standards

Appraisal Standards:

USPAP:

McCarty Land and Water Valuation makes every attempt to meet the Uniform Standards of Professional Appraisal Practice. Each appraiser keeps current on USPAP education, helping us to keep abreast of any changes to these standards.

We have a solid reputation for providing unbiased opinions of value. If a potential client is looking for an appraiser who can fudge numbers in their favor, we are not who they should hire. McCarty Land and Water conducts exhaustive research and produces carefully thought-out conclusions.

Treasury Regulations:

The conservation easement assignments conducted by our company are based on applicable Treasury Regulations (1.170A). We go to great lengths to adhere to these regulations and to prepare reports that clearly show how we have met the regulations.

In the event that you are contemplating a conservation easement appraisal, we suggest you get a copy of Appraising Easements from the Land Trust Alliance ( www.lta.org ). This document has a thorough review of the Treasury Regulations pertaining to conservation easement appraisals.

Uniform Appraisal Standards for Federal Land Acquisitions (Yellow Book):

Kevin McCarty has used the Yellow Book extensively due to years of condemnation appraisal work. This made for an easy transition when the NRCS started requiring UASFLA to be met on projects where they were providing funding.

In 2006, both Kevin and Erin completed formal UASFLA training.
